Second Street Studios is New Mexico's pioneering live/work rental community located on Second Street in Santa Fe, New Mexico. Our tenants are a diverse group including florists, restaurateurs, Pilates studios and specialty gourmet shops. We designed our mixed use community with landscaped courtyards for gathering spaces or neighborhood networking, plenty of parking for both tenants and guests, and a variety of floorplans ranging from 600 to 2,280 square feet.

Twenty years ago Second Street Studios introduced the concept of a live/work loft type community. This was a pioneering development concept that has been imitated the country over. Today we are bringing to Santa Fe an equally important revolution in office use called 'coworking', the 2,700 square foot CoLAB facility at Unit #40 Second Street Studios.

The CoLAB principle is simple: to offer a shared workspace for independent professionals and small business entrepreneurs where there are separate workspaces with shared facilities for internet access, copying, scanning and private conference room with state of the art communications capabilities plus a separate lounge area and a kitchen with dining area.

Beyond just creating a better place to work, this work environment promotes collaboration, information sharing and exchange, networking, community, openness, and accessibility. For those individuals who are looking for a change from working alone at home or spread out in some public space, CoLAB provides 15 private work desks, each with locked private files, a locker and access to the shared services and the ability to interact in a more fulfilling way and on a daily basis with like minded individuals all at a low month to month fee of $250, all services included, without long term lease obligations.

As a coworking office, the Second Street CoLAB facility is part of an expanding global coworking community, connected to similar shared work environments throughout the country.

The philosophy of the Second Studios over the last 20 years has been to provide a creative alternative to the standard office, warehouse or retail space. Second Street Studios provided Santa Fe’s first mixed use zoning and a diversified live/work neighborhood of over 80 small businesses, artists, restaurants, and professionals.
